What Is a Mini Split Deep Clean?

A mini split deep clean goes far beyond rinsing filters. Over time, your ductless indoor unit accumulates mold, dust, bacteria, and biological growth on the evaporator coil, blower wheel, and drain pan — especially in South Florida’s humidity.

Because mini splits blow air directly from the indoor unit into your room (with no ductwork to filter through), any contamination on the internal components goes straight into your breathing air. That musty smell? It’s mold on your coil and fan.

  • Evaporator coil wash — HVAC-grade cleaner dissolves mold, dust, and biological buildup from coil fins
  • Blower wheel cleaning — Removes caked-on grime from the fan barrel that causes weak airflow and noise
  • Drain line flush — Clears clogged condensate lines that cause water leaks and overflow
  • Sanitization — Anti-microbial treatment to slow future mold and bacteria growth

Regular deep cleaning restores airflow, eliminates odors, improves cooling performance, and extends the life of your mini split system. In Florida, we recommend professional cleaning every 12–18 months.

Our Mini Split Cleaning Process

Every mini split deep clean follows our proven 6-step process, performed by a licensed HVAC technician.

1

Pre-Service Inspection

We turn on your mini split to check airflow, temperature output, and listen for unusual noises. We photograph the unit’s condition before starting so you can see the before-and-after difference.

2

Protective Setup

We attach a professional catchment bag around the indoor unit to contain all water and debris. Surrounding walls and furniture are protected with drop cloths. Power is disconnected for safety.

3

Disassembly & Access

We remove the front cover, air filters, louvers, and drainage tray to fully expose the evaporator coil and blower wheel. Every removable component is cleaned separately.

4

Deep Coil & Fan Wash

HVAC-grade coil cleaner is applied to the evaporator coil and blower wheel. We use a specialized low-pressure pump sprayer to rinse through the coil fins, flushing out mold, dust, and buildup without damaging delicate fins.

5

Drain Line Flush & Sanitize

The condensate drain line is flushed to clear any clogs or algae buildup that cause water leaks. We apply an anti-microbial treatment to interior surfaces to inhibit future mold growth for months.

6

Reassembly & Testing

All components are reinstalled and the unit is powered back on. We verify airflow, check temperature differential, and confirm proper drainage. You’ll feel the difference immediately — stronger airflow and cleaner air.

Signs Your Mini Split Needs Cleaning

If you notice any of these, it’s time for a professional deep clean.

💨

Musty or Foul Smell

“Dirty sock syndrome” — that musty, mildew smell when the unit runs. Caused by mold and bacteria growing on the evaporator coil and blower wheel.

🌮

Weak Airflow

Airflow feels weaker than it used to, even on the highest fan setting. Dust and grime on the blower wheel reduce air output by up to 30%.

💧

Water Dripping

Water leaking from the indoor unit onto your wall or floor. Usually caused by a clogged condensate drain line blocked by algae or debris.

🤪

Allergies Getting Worse

Sneezing, coughing, or itchy eyes when the mini split is running. Mold spores and dust mites on the coil are being blown directly into your room.

🔴

Visible Mold or Black Spots

Dark spots or black growth visible on the vents, louvers, or inside the unit. This is active mold that needs immediate professional cleaning.

📈

Higher Electric Bills

Your FPL bill is climbing even though usage hasn’t changed. A dirty coil forces the compressor to work harder, using more energy to cool the same space.

We Also Repair & Install Mini Splits

Beyond cleaning, we’re a full-service ductless mini split company. If we find an issue during cleaning, we can fix it on the spot.

What Our Customers Say

Real reviews from real mini split cleaning customers in Miami-Dade and Broward County.

★★★★★

“Had two mini splits in our Brickell condo that were blowing out a terrible musty smell. The technician opened both units and showed us the black mold growing all over the coils and blower wheels. After the deep clean, no more smell, stronger airflow, and the units are actually cooling better. Very professional.”

“We have 4 Mitsubishi mini splits in our Aventura home. Air Duct Cleaning Miami came out and deep cleaned all 4 units in about 3 hours. They set up protective sheeting, used a specialized pump sprayer on the coils, and flushed every drain line. One unit had a clogged drain they caught just in time. Fair pricing and great service.”

“Our Daikin mini split in the master bedroom was making a weird noise and the airflow was weak. Turned out the blower wheel was completely caked with dust and mold. After the deep cleaning, it runs like new — quiet and cold again. They recommended cleaning every 12–18 months in Florida’s humidity. Will definitely call them back.”

Mini Split Cleaning FAQ

Answers to the most common questions about mini split cleaning in Miami.

How much does mini split cleaning cost in Miami? +
Mini split deep cleaning in Miami typically costs $150–$350 per indoor unit, depending on the level of contamination and unit accessibility. Multi-unit discounts are available — most homeowners with 2–4 units pay $250–$600 total. We provide free estimates so you know the exact cost before any work begins. Factors that affect pricing include the amount of mold or buildup, unit location (ceiling-mounted units take longer), and whether drain line repair is needed.
How often should I clean my mini split in Florida? +
In South Florida’s high-humidity climate, we recommend a professional deep cleaning every 12–18 months. Mini splits in coastal areas like Miami Beach, Aventura, or Key Biscayne may need cleaning every 12 months due to salt air and higher humidity. Homes with pets, smokers, or heavy cooking odors may also benefit from more frequent cleanings. Between professional cleanings, you should rinse your filters every 2–4 weeks.
What brands of mini splits do you service? +
We service all major mini split brands including Mitsubishi, Daikin, Fujitsu, LG, Samsung, Carrier, Gree, Pioneer, MRCOOL, Senville, Klimaire, Cooper & Hunter, and more. Our technicians are experienced with both residential and commercial ductless systems. Whether you have a single-zone wall unit in a condo or a multi-zone system in a home, we have the tools and expertise to deep clean it properly.
What does a mini split deep clean include? +
Our mini split deep cleaning includes: removal of the front cover, filters, and louvers; application of HVAC-grade coil cleaner to the evaporator coil; high-pressure rinse of coil fins using a specialized low-pressure pump; cleaning of the blower wheel and fan barrel; flushing the condensate drain line; sanitizing interior components; cleaning and reinstalling all covers and filters; and testing airflow, temperature, and operation. The entire process takes 45–90 minutes per unit.
Can a dirty mini split make you sick? +
Yes. A dirty mini split can harbor mold, bacteria, and dust mites that are blown directly into your living space every time the unit runs. Common health effects include allergy flare-ups, respiratory irritation, headaches, coughing, and what’s known as “dirty sock syndrome” — a musty or foul smell caused by biological growth on the evaporator coil. In Florida’s humid climate, mold can colonize mini split components in as little as a few weeks if the unit isn’t maintained.
Is mini split cleaning different from regular AC maintenance? +
Yes. Mini splits require a different cleaning approach than central AC systems. Because ductless units blow air directly from the indoor unit into your room (no ductwork to filter through), any contamination on the coils or blower wheel goes straight into your breathing air. The deep cleaning process involves specialized tools, catchment bags to contain water and debris, and HVAC-grade coil cleaners — it’s not something you can do effectively with a household spray bottle. Our technicians are trained specifically on ductless systems.
Do you also repair and install mini splits? +
Yes. In addition to cleaning, we offer full mini split repair and new installation services. Common repairs include refrigerant leaks, compressor issues, fan motor replacement, control board repair, and drainage problems. For new installations, we handle everything from sizing and placement to electrical work and commissioning. We install all major brands and offer free estimates for both repairs and new installations. Call (305) 607-3244 for details.
Can I clean my mini split myself? +
You can and should clean your mini split filters yourself every 2–4 weeks — just rinse them with water and let them dry. However, a full deep cleaning of the evaporator coil, blower wheel, and drain system requires professional tools, HVAC-grade cleaners, and experience. DIY coil sprays from the hardware store don’t rinse properly and can leave residue that attracts more mold. Improper cleaning can also push debris deeper into the drain line, causing clogs and water damage.
Do you service mini splits in condos and commercial buildings? +
Absolutely. Condos are actually our most common mini split cleaning jobs — especially high-rise buildings in Brickell, Aventura, Miami Beach, and Sunny Isles that use ductless systems as their primary cooling. We also service mini splits in offices, restaurants, retail spaces, yoga studios, and server rooms. For commercial accounts with multiple units, we offer maintenance contracts with scheduled cleanings. Contact us for multi-unit and commercial pricing.
What are the signs my mini split needs cleaning? +
The most common signs include: musty or foul smell when the unit runs (dirty sock syndrome), visible mold or dark buildup on the vents or inside the unit, reduced airflow or weak cooling, water leaking from the indoor unit (clogged drain), unusual noises like rattling or humming, higher-than-normal electric bills, and allergy symptoms that worsen when the AC is running. If you notice any of these, it’s time for a professional deep clean.

Coil Cleaning Maintenance Repair Mold Cleaning

Mini Split Coil Cleaning

Your mini split’s evaporator coil is where cooling happens — and where mold, dust, and bacteria love to grow. In Miami’s humidity, a dirty coil reduces cooling power by 30-40% and spreads allergens through your room.

Our mini split coil cleaning includes removing the front panel, applying EPA-registered coil cleaner, pressure rinsing the coil fins, and flushing all debris out of the drain pan. We restore your coil to factory-clean condition.

  • Evaporator coil deep wash
  • Drain pan flush & sanitize
  • Anti-mold treatment applied
  • Airflow restored to full capacity

Mini Split Maintenance & Tune-Up

Regular maintenance keeps your mini split running efficiently and extends its lifespan from 8 to 15+ years. In South Florida, where your mini split runs nearly year-round, annual maintenance is critical — not optional.

Our mini split tune-up includes a complete system inspection, coil cleaning, filter service, drain line flush, refrigerant level check, electrical connection testing, and thermostat calibration. We catch small problems before they become expensive breakdowns.

Mini Split Mold & Bacteria Cleaning

Miami’s humidity creates the perfect environment for mold growth inside your mini split. The dark, damp evaporator coil and drain pan are breeding grounds for black mold, mildew, and bacteria. If you see dark spots on the coil or smell a musty odor when the unit runs — you have mold.

Our mini split mold cleaning goes beyond a basic wash. We remove the blower wheel, deep clean every internal component, apply EPA-registered antimicrobial treatment, and ensure zero mold remains. We also identify the source (usually humidity or a clogged drain) and fix it to prevent regrowth.
